Full Rental Process
Our Rental Process is as follows:
1) Find a Home:
Check out the descriptions along with the photos and video tours of our current listings. Contact Us with any questions you may have. Check out our Frequently Asked Questions (FAQ) page for immediate answers to most common questions.
2) Read our Qualification Criteria:
Please review our fair Qualification Criteria. We comply with all Fair Housing Act (FHA) policies and procedures.
3) Schedule a Showing:
All serious applicants contact us with a couple dates and times during our business hours for a live tour of the property. Visit the Schedule a Showing page for more details.
4) Application Process:

Decide if you would like to place a Deposit-to-Hold.

Complete a Rental Application using our online Rental Application Form. There is a $25.00 application processing fee per adult, all adults must apply. Use our animal application form within the rental application for each of your animals (limit of 3). Incomplete applications may be disqualified.

Wait to hear from us about the status of the listing. The next step fees are non-refundable. Contact us with questions.

Complete a combined background & credit check application at the secure third-party site Cozy.co. (All residents are directed to Cozy for rent payments, maintenance requests, and to view signed document files.) Sign up for your free account at anytime! Cozy charges a non-refundable discounted application fee for these combined services, and with your permission, they share the reports with us, but never your social security number or your bank account information. All adults must complete both checks.

When all of the above is submitted and complete, your Complete Application Package will be processed and a decision will be emailed.

Application Packages are processed during business hours and always in the order of which they are received.
- Note: Applications are not complete until the background & credit check are finished and shared with us as well.
If you have started the application process and paid our rental application fee, but haven’t completed your background & credit check, then another applicant finishes their application before you complete yours…we will email you and refund your rental application fee after an approval is made. If they are not approved, then availability will move on to you, and your application will be processed. Once your application has been processed, the application fee is non-refundable.

5) Approval Process:
A decision is usually provided to the applicant within 2 to 14 days. At that time, you will receive an email stating your approval status. Our decisions are always based off of our fair Qualification Criteria. After approved, applicants will have 24 hours to perform the following:

Provide payment for all required deposits. Payments can be made through your Cozy.co account 24 hours a day, 7 days a week. Payment includes, but is not limited to, security deposit, animal deposit (if applicable), and your first month’s rent payment in full. See the payment process for more details.

Sign a Lease – you will then sign all the necessary legal documents. (If a co-signer is required, all signers must perform in this time period). See more about signing a lease.
